Incorporated in 1986 by founder and President Bill Malhotra, Claridge Homes Group of Companies is an award-winning leader in the Ottawa residential development market. Over time the company has developed a reputation for exceptional quality and value while rising to top condominium builder and second largest homebuilder in the Ottawa-Carleton region.
Claridge Homes first established its name by developing several high-rise buildings, a number of niche condo projects and turnkey public housing. The 1992 development of Longshire Village marked the company’s entrance into a new era of suburban community building and it has since built more than 6,000 homes in communities throughout the area.
In recent years the company has also expanded and grown to become Ottawa’s leading high-rise condo developer, changing the city’s skyline with innovative projects such as 700 Sussex, Fallingwaters, LeBreton Flats and Claridge Plaza. LeBreton Flats is being built to LEED standards, signifying the company’s embracing sustainable building initiatives.
In his President’s message posted on the company’s corporate website, Malhotra states: “Our passion for building homes is not limited to construction. While our craftsmanship and attention to detail is second to none, we believe that our strongest asset is our ability and willingness to work with our customers, to listen to their needs and to make sure that the house they’ve been dreaming of becomes a reality … making sure each one is built with exceptional quality and design innovation. We are also concerned with making the buying process easier for you the by building value and energy saving innovation into our homes.”
Malhotra immigrated to Canada in 1971. A registered professional civil engineer, he spent six years as a consulting engineer in private practice, then served nine years as the Chief Structural Engineer for the City of Ottawa. That time in the public sector provided insight into and understanding of the development community, an undeniable asset when he began Claridge Homes.  Mr. Malhotra has twice been named Indo-Canadian Chamber of Commerce Businessman of the Year (2002, 2005) and has also been recognized by Ottawa Life Magazine's as one of the "Top 50 People in the Capital."
Today he oversees a company that employs approximately 150, generates annual revenues of between $75 and $100 million and anticipates a productive 2010 with ample work in the pipeline. As the company grows, it remains true to its core values: delivering innovation, fine quality and commitment to excellence.
Claridge Homes experiences minimal turnover among high-level employees, provides superb compensation and benefits packages and performs a high percentage of work on most projects. Design work is outsourced.
The 70-unit 700 Sussex Dr. condominium block is one of Ottawa’s most exclusive addresses, standing on the site of the former Daly Building. Built in 1905, the Daily Building was first a department store and later government offices. Vacated in 1978, it sat vacant until 1991 when it was demolished. The National Capital Commission selected Claridge Homes to develop the site in 2001.
The building’s centerpiece is its two-story, two-bedroom, 3,400sf penthouse that features more than 1,000sf of open space in its combined great room/kitchen. Windows face south, east and west and provide unmatched views of landmarks such as the Fairmont Château Laurier Hotel, the Rideau Canal, the National War Memorial and Confederation Square.
The 700 Sussex project earned Ontario Sales and Marketing recognition for Best Print Ad and Best Project Sales and Ottawa Sales and Marketing honors for Best Signage and Best Sales Office.
The two phases of LeBreton Plaines/Flats have been referred to as “Ottawa’s New Urban Village.” LeBreton won Ottawa Sales and Marketing  awards for Best Sales Office, Best Brochure and the Grand SAM as Best overall project.
The buildings have earned LEED (Leadership in Energy and Environmental Design) Gold certification from the Canadian Green Building Council (CGBC). “Our original proposal called for a Silver level LEED building and we decided to go the extra step. Ottawa buyers have a similar attitude to buying green as Vancouver – it is important for them,” said Vice President Neil Malhotra in a 2007 news article.
As outlined on the Claridge Homes website, LeBreton’s buildings have lower operating costs and increased asset value; are leading the transformation of the built environment; and also reduce water sent to landfills, conserve energy and water, reduce greenhouse gas emissions and demonstrate an owner’s commitment to environmental stewardship.
Next up for Claridge Homes will be development of the Tribeca Condominiums in the center of downtown Ottawa. The city’s cafès, restaurants, bars, nightlife, shopping, historical sites, Rideau Canal and parks will all be a short jaunt away for occupants.
Claridge Homes has expanded its profile into South Florida luxury market, where the Sonata Beach Club now ranks among Pompano Beach’s premier new locations. This landmark residence reflects Claridge’s quarter-century of delivering exceptional style and unparalleled value. The 64 boutique style residences speak to the company’s commitment to providing luxury and sophistication.
The experience begins upon entering the building’s 17-foot ceiling grand lobby. Private elevators transport residents to each unit, from where Each exquisite views of the Atlantic Ocean and its Intracoastal vistas abound.
Most units have ceilings at a height of 8 feet, 11 inches, except those on the 16th floor (9 feet, 4 inches) and on the penthouse floor (10 feet, 6 inches). Standard floor-to-ceiling and expansive glass balconies are made of high-impact, hurricane-rated glass. Open concept kitchens with breakfast bars feature imported Italian masonry and stainless steel KitchenAid appliances.
Claridge Homes’ retirement communities at Bridlewood Trails and Oak Park are managed by key partner Riverstone Retirement Communities. Riverstone caters specifically to Ottawa seniors who remain young at heart.  Riverstone’s principals have more than two decades of experience in providing quality accommodations and continuum of care. A hand-picked staff and unmatched food and activity programs are company hallmarks.
Oak Parkwas the first collaboration to emerge from the Claridge/Riverstone collaboration. The site features one- and two-bedroom suites, studio suites and studios, some with balconies or patios. Residents have access to flexible meal plans and snacks, housekeeping and laundry services, 24-hour emergency response, around-the-clock professional nursing staff, planned outings and activity programs.
Fully-furnished suites can be rented for guest stays, trial periods, and convalescent and respite stays as well.
Based upon the success at Oakpark, Claridge/Riverstone is unveiling a second such senior community at Bridlewood Trails. Now open, the lobby at Bridlewood more closely resembles that of a 5-star hotel. Spacious and interlinked common areas provide the amenities and interaction of life within a small village.
In addition to full-time nursing staff and 24-hour emergency services, Bridlewood offers a fully-appointed library with computers, hair salon, home theater room, a well-equipped exercise room, private dining suites, convenience store and underground parking.
Finally, Claridge Homes currently offers suburban communities in Kanata, Orleans, Navan, Barrhaven and Ottawa. Each distinctive development adds to the company’s growing reputation as it re-develops and re-defines the Ottawa skyline.
